How are housing and rental income limits calculated?
Your state government will be using HUD's methodology for determining income limits for rental and mortgage assistance during the COVID-19 declared pandemic and all other future disasters.
Every geographical area is going to have their own unique income results so use the following information as only an example unless you live in the state of Louisiana in which these numbers are updated to March of 2021.
HUD is responsible for setting income limits that determine the eligibility of applicants for HUD's established housing programs. New programs created out of necessity for urgent needs by other federal and state governments that follow to the letter in most cases the same published income limits used by HUD.
Low-income families are defined as families whose incomes do not exceed 80 percent of the median family income for your general geographical area.
Very low-income families are defined as families whose incomes do not exceed 50 percent of the median family income for your general geographical area.
Extremely low-income families are defined as families whose incomes do not exceed 30 percent of the median family income for your general geographical area or the federal poverty guidelines as published by the Department of Health and Human Services. Extremely low-income limits are based on poverty guidelines and are capped by the Very Low-Income Limit.
Income limits have several legislated income standards usually from 30% to 125% and are used in different federal and state social programs. Most all programs that are fixed programs are designed for the families up to the 50% AMI.
To calculate the Very low-income limits we use what the area median family of four persons is allocated and then make adjustments. So 100% AMI is average to 50% AMI is very low-income. (See HUD User Guide Income Limits.)
